The Storytellers Collection by Shea Homes is an alley-loaded, single-family detached collection located in the master-planned community of Lyric at RidgeGate in Lone Tree, Colorado. Homes range from 2,185 to 3,211 square feet on lots averaging 3,700 square feet, obtaining a net density of approximately 7.6 square feet. After opening for pre-sales in August 2023 with a grand opening in October, the Storytellers Collection has had a good sales pace since the first of the year. There will be 80 homes in the first phase with more to come in later phases. Prices start in the low $700,000s.

These urban homes will be surrounded by 3 community parks, a regional park, an amenity center with full restaurant, pool, and fitness area, 6 miles of trail system, a mini-incline, and future town center. Everything will be within convenient walking distance. It was important for this collection to provide a sense of the “Lyric” brand, supporting the sub”urban”concept of the community. It was also important to the builder to integrate the option for an ADU (accessory dwelling unit). This option includes a 1-car garage, separate entrance off the alleyway, and a small private balcony. These ADU’s provide a unique offering to this market area, and one that the builder is finding is becoming increasingly desired. This single family detached product bridges the gap between Shea’s smaller family series (Tribute) and Shea’s larger more traditional homes (Legends), designed for singles, couples, move down buyers, and even growing families, while also offering low-maintenance living.

Shea worked with DTJ Design to create the collection. The Shea team, as developer, purposely chose to not label the elevations within their Lyric Sourcebook design guidelines to keep opportunities open while defining a look and feel for the community. For Storytellers, the design team created exteriors that leaned into the more Modern Farmhouse, Mid-Century Modern, and Modern Prairie stylings. With these homes bordering the future amenity and predominantly lining the arterial roads in Lyric, the Storytellers Collection was designed specifically with strong architectural presence to the street, leaning into a more urban aesthetic. The tour begins with the Eliot, which is the most popular plan in the collection, especially with the optional deck, optional bonus room, and 3-car garage as it is modeled. The exterior has a Mid-Century Modern vibe with the mix of materials, strong vertical element at the entry clad in brick and the triangular windows along the eaves.

The Eliot can range from 2,440 to 2,932 square feet with 3 to 4 bedrooms, 3.5 to 4.5 baths, and a 2-car garage plus storage. This 40-foot-wide home is modeled with 3 bedrooms and 4.5 baths. Additional featured options include a 3rd bay garage, the Cosmo fireplace in the great room, a deck off the primary bedroom, and a bonus room over the 3rd bay garage. According to the builder, one of the more popular upgrades along with additional garage bays, fireplaces, and additional space over the garage, is the 50 amp plug for a future electrical vehicle charger.

Shea is already seeing these homes attract a diverse mix of buyers including: single professionals, young and older professionals, families with one child, multigenerational families, soon to be empty nesters who have one kid in high school or college, and divorcees. Some are first-time buyers, some are move-up buyers, and some have purchased multiple homes and are now downsizing. Due to the popularity of the builder’s local brand, some are repeat Shea homebuyers.

Shea brought in Unscripted Interior Design and asked the design team to create models that stood out from the pack. From the vibrant brick red cabinetry to the choice of furniture and art, the two models have personality with abundant memory points. Instead of placing the office at the front of the home, the design team instead chose to bring the kitchen and great room to the front, so they could connect with the nearby porch and side courtyard. For outdoor space, the Storytellers Collection was designed with private courtyards and appealing xeriscape, which offers a low maintenance lifestyle. Because the homes are closer together, the team wanted to incorporate as much natural light as possible and a clear connection to the outdoors, along with strong front porch opportunities.

The model includes the optional bonus room with full bath and walk-in closet over the garage. This upgrade is one of the most popular and provides residents with a generous flex space away from the rest of the house. Having the space merchandised as a man cave complete with bar setup and poker table inspires visitors to either create something along the same lines or dream up some other fun use for the space.

The tour concludes with the Maya, which is the next most popular plan after the Eliot. This model has a distinct Modern Prairie vibe with a hipped roofline and choice of materials.
