While DesignLens is primarily focused on for-sale offerings, this feature is on a single-family detached community that was built for residents to rent. The shift to featuring a new type of product was spurred by the growing trend of build-for-rent communities around the country. This feature will highlight Las Casas at Windrose, developed by BB Living, which is in the master-planned community of Windrose in Litchfield Park, Arizona. Homes range from 1,663 to 2,332 square feet with single- and two-story homes on 3,025-square-foot lots (55’ x 55’) and 2,750-square-foot lots (50’ x 55’). The 133-home community obtains a density of 7 to 8 per acre. Las Casas opened for rent in March 2021 and rents range from $2,705 to $3,225 per month as of January 2022.

Las Casas at Windrose offers a gated community with all the luxury lifestyle amenities and services. The central amenity has a fitness center, as well as multiple outdoor features like a resort-style pool, a playground for the kids, and a dog park. Residents have their own amenities, but because Las Casas at Windrose is in the larger Windrose community, they also get access to Windrose’s community park and playground.

The icing on top is that the whole community has a professional, on-site management staff. Residents get detached homes, exclusive amenities, private yards, and the ease of someone else maintaining it. All of this is included in their monthly rent.

Las Casas at Windrose was designed to appeal to all demographics with a focus on those who want the convenience of a single-family detached home and the flexibility to simply live more. The amenities and home designs cast a wide net including singles, couples, families, and empty nesters/retirees, as well as roommates (young or mature). BB Living builds their communities within larger master plans or standalone infill sites. High barrier to entry location and great schools are key as they select the locations for their communities which appeals to demographics who place an emphasis on best-in-class locations.

Las Casas at Windrose was a unique opportunity for BB Living as they looked to continuing the success they have had building within master-planned communities in the West Valley (previously Verrado and Vistancia). Las Casas at Windrose was BB Living's first opportunity in the west valley to design a community fully versus designing a product based on acquired finished lots. This was also their first gated community. The team got full control of design for the community from product type to amenity package. The team went into the project wanting to deliver something unlike anything else in the west valley. They wanted the community to feel like home for its residents with the sense of a for-sale community that includes all the benefits of a multifamily one. As they designed the community, the team incorporated feedback from other community residents into the planning and design.

Windrose was lighter on amenities, so the team knew they needed a robust amenity package that was exclusive to residents. Part of this package included the resort-Inspired swimming pool (seen here) with a heated spa and outdoor rinsing showers.

The BB Living Experience is about more than just physical amenities. Las Casas at Windrose has a full-time on-site staff including a leasing agent and property manager, as well as maintenance staff. The maintenance staff takes care of the community like picking up trash and cleaning the pool, along with handling all resident requests. The BB Living team wants to create a sense of community and hosts resident events like food truck nights, movies by pool, and even holiday events.

Las Casas at Windrose has a resident app that gives people easy access to various services like dry cleaning, home cleaning, and pet walking. All the BB Living communities are pet friendly and allow dogs and cats. Las Casas at Windrose even has its own dog park seen here. Residents can also enjoy live classes, as well as on demand fitness or even cooking, or arts and crafts classes. BB Living wants to provide residents with a worry-free lifestyle so they can enjoy moments that matter most with the people who matter most.

BB Living worked with KTGY to plan the community and design the homes. Plans range from single-story to two-story with 3 to 4 bedrooms and 2.5 to 3.5 baths. All homes within this community have attached two-car garages and private backyards.

Not only do the homes benefit from attached two-car garages, some homes even have full driveways. The tour begins with plan 3A, which is one of the three-bedroom homes. This is the only single-story home offered.

Plan 3A is 1,663 square feet with 3 bedrooms, 2.5 baths, and a 2-car garage. This was the first time that BB Living had done a single-story home. It has been met with great interest, so the team plans to integrate more of these into their future communities.

The main living areas are grouped in a “L”-shaped great room. The dining area benefits from the nearby sliding glass doors to the covered patio, which allows entertaining to easily flow outdoors.

One change from prior collections is that Las Casas at Windrose features much larger kitchens. This kitchen includes a large island, which is highly desired by consumers.

Material selection is different in for-rent versus for-sale homes. Durability is just as important as aesthetic since the same home will be lived in by multiple people over the years. BB Living included hardwood-Inspired flooring, energy-efficient, Stainless-Steel appliances, granite counter tops, and custom cabinetry.

This plan has also been well received with pent up demand in the market for this layout.

This home is only partially merchandised since most of the ground floor is taken up with offices for the community, so this tour is shorter. The kitchen is huge and wraps around a large island that is entirely dedicated to prep and informal dining since the sink is in front of the windows.
