Nexton Master Plan
Nexton developed by Newland Communities (now Brookfield Properties) is a master-planned community located in Summerville, South Carolina. Just 25 miles from historic Charleston and five miles from downtown Summerville, Nexton has become an award-winning model for mixed-use communities; truly a place where residents can live, work, and play. After starting entitlements in 2005, the community opened in 2014. The team has created an amazing community with a mix of home types for a diverse population (up to 7,500 at build out) that also includes retail and office. What sets this 5,000-acre community apart from many others are the 5 cornerstones that the team created to guide the development: innovation, wellness, education, diversity, and thoughtful design. These cornerstones will be individually highlighted throughout the feature.

Nexton Square, located near the front of the community, is an outdoor place surrounded by a mix of destination dining, shopping, and services.

Nexton includes 400 acres of office, commercial and retail, so there is a lot for residents and workers in the community to enjoy. Much of the retail is local shops and restaurants, which adds to the character and charm of the Square.

Wellness is one of the five cornerstones of the community. Nexton takes something you should do and turns it into something you want to do, inviting you to get outside, make healthy choices and connect with your neighbors. Beyond multiple fitness facilities at Nexton Square like Bold Fitness, the community features walking and biking trails, parks, and even integrating medical into the tenants in the office buildings and retail.

With wellness as a cornerstone, Newland built a healthy lifestyle into the community. When complete, Nexton will include around 2,000 acres of parks and open space, providing ample opportunity—and variety—in the way residents can get in a workout or breathe in some fresh air. Thanks to the trail network and bicycle lanes, commuters who live and work in the community can take their bicycle; each office building is encouraged to have shower facilities on-site to accommodate bike commutes even during the steamy summer months.

At Nexton, what you put into your body is just as important as how often you move it. Nexton Square includes a mix of well-loved local restaurants – Taco Boy, Hall's Chophouse, and Poogan’s Southern Kitchen, to name a few – with a few familiar regional brands sprinkled in.

Beyond great local restaurants, Nexton also partnered with a CSA (community-supported agriculture) farmer. Residents can join the Gruber Farms CSA program and receive fresh vegetables delivered right to the neighborhood.

While most of the residential offerings are located deeper into the community, some of the apartments are located near Nexton Square or in the more commercial and office corridor, like Parks at Nexton (seen here). Nexton includes multiple apartments. While all are currently leased up, there are two more under construction to help fill the need.

Nexton creates community and connects neighbors by hosting regional events such as outdoor concerts and the annual 5K Cocoa Cup run in December. Located near Nexton Square, Brown Family Park is host to many of the events with its amphitheater and spacious surrounding lawn.

Nexton is also home to approximately 1 million square feet of commercial space. Part of that space is occupied by Mercedes Benz, including the nation’s only Mercedes Benz Sprinter Van dealership and service center.

Another cornerstone for Nexton is Innovation. Nexton is new thinking. A smarter way to do things. In Nexton, innovation is not something that displaces Lowcountry living, but rather enriches and enhances it. Early on, technology became a means of building a more convenient, more sustainable, and more rewarding community. Ideas like LEDs in streetlights and implementing innovative ways to manage stormwater began to characterize the new community. In 2013, Nexton turned tech-talk into tech-walk, and became South Carolina’s first Gigabit community, meaning every business, home, and school has access to Internet at speeds 100 times faster than the average.

Nexton is also home to five onsite hotels. These not only bring more jobs and opportunity to the area, but they support people visiting.

Before it became the bustling new live, work, play hub of the Charleston region, Nexton was farmed for nearly 100 years for timber. Many of the trees in the area grow straight up, tall, and thin, planted for a purpose, nourished, and managed by a team of foresters for South Carolina’s timber, pulp, and paper mills. To tend to the remaining trees, Nexton has its own town forester, who helps manage land to-be-developed to make it healthier in the short and long term. Thinning and managing the forests allows trees to increase in diameter and the crown to fill out. This creates a more park-like setting and allows sunlight to reach the forest floor, which makes all Nexton’s inhabitants (birds, squirrels, and humans) a little happier.

Thoroughly walkable, Nexton’s parks and greens spaces are connected via a network of trails and sidewalks, literally knitting the community together.

In line with the wellness cornerstone, Nexton has a 25-mile (and growing) network of trails that encourage walking and biking that connect neighborhoods to urban cores. Charming shade structures like the one seen here give residents a place to take a break, if they need, and enjoy the beautiful surroundings.

Brighton Park Village was the first residential village at Nexton, and it is now entirely sold out. The village includes a range of quality amenities with the swim club and plentiful parks, as well as Nexton Elementary and multiple apartments.

If you could ask Charleston residents what they wanted to see in a new community, what would they say? The development team can tell you because a series of focus groups were integral in determining the cornerstones upon which the community continues being built. According to the developer, “People said that the communities they visit all look the same. They've expressed a desire for more authentic places, where they had more choices in home style and layout, but also in the way they live.”

Water is prevalent in the community from large lakes to charming ponds. Sometimes residences benefit from proximity to water and sometimes its amenities.

The swim club is one of the main amenities located in Brighton Park, including a pool for both leisure and fitness, as well as plentiful deck space and cabanas.

Education is another cornerstone. Nexton is forward-focused and anyone who’s looking toward the future knows the absolute necessity of quality education and lifelong learning.

The location of Nexton Elementary School, the county’s first to provide a digital learning device to each student, has also spurred unique experiences. It’s located in the heart of Nexton’s inaugural village, Brighton Park, and is accessible via trails and back paths. This convenience has inspired a “walking school bus” of sorts. Drive through before the bell rings to see little backpacks safely arriving at school together, led by alternating parents. You’ll find the bike rack is also full; bike paths were among the street design's chief components, enabling safer transportation—and fun—on two wheels.

Not only does Nexton have great parks and playgrounds for families, but it also has a great park for dogs as well with space for both small and big dogs.

Originally the plans for the dog park called for it to be cleared of trees, but when the design team saw the land, they kept the trees. By preserving the trees, the team created an amazing space to visit and for dogs to play.

One of the trends NHTI found in its 2021 Master Plan trend report is the growth of serendipitous socialization; creating informal connection nodes that offer opportunities for casual encounters, which are replacing more programmed social centers. Tall G Woods is a perfect example of this. A triangle of alleys back up to park called Tall G Woods, which includes a platform, party lights, and 15 mature trees. It has become a gathering place for formal and informal events or just a place for residents to enjoy a glass of wine.

It started with embracing the Lowcountry culture of friendly. At the heart of the community vision was human interaction and weaving a new pattern of living, in which everything is connected to everything else through a surprising mix of nature and technology. Check out this creative grouping of mailboxes on the side of a park, which is designed to inspire impromptu interactions.

Apartments are integrated throughout the community, but each has its own personality that works with its surroundings. Not how this one is more suburban in style and is only four stories while the one near Nexton Square had a much more urban feel.

Del Webb Nexton is the third village to come into the master plan. The separate 55+ village, which opened back in 2017, will feature 1,000 homes on 350 acres. A couple interesting notes: the village has been well received with 400+ sales as of 2021 and has the lowest median age of all Del Webb communities at the time of publication.

Midtown is the newest village in Nexton and will have around 3,000 homes at build out. In early summer, the village only included the Info Cottage (seen here) and the model park. A lot more is planned to include a new rec center.

The Midtown model park features models from each builder in the village, ranging from local private builders to large public builders. Saussy Burbank, a local Carolinas builder, has two models at Midtown. Saussy Burbank’s commitment to style and detail sets us apart. Our designs reflect the rich architectural heritage of our region while fitting within the context of our modern cities. The Windward is 2,192 square feet with up to 4 bedrooms including a main level primary suite, 2.5 baths, and a 2-car garage. The front-loading series ranges from 1,814 to 2,192 square feet with single- and two-story plans.

David Weekley Homes, a national homebuilder, has two models featured in the model park. The Meadowview, seen here, is from the smaller, alley-loaded Park Collection. Homes range from 1,370 to 1,809 square feet. The Village Collection offers larger, front-loading homes ranging from 2,089 to 2,699 square feet. Won awards for their homes.

Ashton Woods, another larger homebuilder, has two models in the model park. Homes range from 1,737 to 3,106 square feet over 1 to 2 stories. The Witherbee, modeled here, is a popular single-story home sized 1,737 square feet with 3 bedrooms, 2 baths, and a 2-car garage. utility home, Witherbee, appeals to wide range of buyers – single women, empty nesters, young couples with babies.

Beyond the Del Webb community, Pulte Homes is also building within Nexton. The builder has two models from a collection of homes ranging from 2,193 to 2,969 with the largest plan, the Northridge modeled here. Won awards for their homes here.
